Start with the dates and the size. EdgeProp reported on 28 September 2026 that a seven-storey freehold multi-use industrial development at 153 Kampong Ampat, in the Tai Seng-MacPherson area, was launched for collective sale by public tender. The tender closes at 10am on 23 October 2026.

The land area is 43,354 sq ft, zoned Business 1, with a plot ratio of 2.5. Existing gross floor area is about 114,969 sq ft, which puts the existing plot ratio at about 2.65. The corner plot is bounded by Kampong Ampat and Upper Aljunied Link and has extensive road frontage. Multiplying the land area by the plot ratio of 2.5 gives about 108,385 sq ft, so the existing floor area sits about 6,584 sq ft above that line.

EdgeProp reported a guide price of $105 million. According to EdgeProp, the marketing agent's release works that out to about $913 psf per plot ratio. Both figures are guides set at launch, not completed transactions.

Authorities have indicated support for workers' dormitory use at the site, EdgeProp reported, subject to approval of a detailed proposal and compliance with planning and regulatory requirements. The marketing agent said that sustained demand for well-located freehold assets, particularly in established city-fringe precincts, should draw a diverse pool of purchasers for owner occupation, redevelopment or potential dormitory use. The support for dormitory use is specific to that use, and it depends on a detailed proposal being approved.

EdgeProp also set out four freehold reference points, spread across May, June and July 2026. EdgeProp reported that in July 2026 the freehold strata industrial project Generations @ Tannery saw all 54 production units and five canteen units taken up on public launch day, at about $1,500 to $2,000 psf. Also in July, EdgeProp noted, Tan Boon Liat Building at Outram Road changed hands in an en bloc sale to Kingsford Group for $950 million. EdgeProp added that a freehold eight-storey industrial building on New Industrial Road, formerly Fujifilm Asia Pacific's headquarters, sold for $71 million in June, and that Hwa Yew Industrial Building at 17 Mandai Estate, a freehold, strata-titled six-storey building, sold for $72 million in May. Two of the four are strata-titled projects, Generations @ Tannery and Hwa Yew Industrial Building, while the other two, Tan Boon Liat Building and the New Industrial Road building, are whole-building transactions.
