Financing a purchase at ARC 380

A unit at ARC 380 is financed with cash and a bank loan. There is no regulatory loan-to-value ceiling on commercial property the way there is on housing, so the figure a bank will lend is set by its own credit policy and turns mainly on how the unit will be used. How much a bank will lend against ARC 380

Lending is use-driven. An operating company buying premises it will occupy is treated most favourably, because the bank is lending against a business that will maintain and use the space. An investment purchase let to a tenant is usually capped lower.

Tenure and freehold title at ARC 380

Loan tenure is commonly available to 25 or 30 years. Where a unit sits on a lease, banks shorten tenure as the remaining term runs down and reduce the amount they will advance. ARC 380 is freehold, so there is no remaining-lease constraint pulling either figure in — an advantage that matters at purchase and again at refinancing, when a shortening lease is what typically narrows the options.

Cash, CPF and the ARC 380 deposit

CPF cannot be used for commercial property. The deposit, the Buyer’s Stamp Duty, the 9% GST and the legal fees are all funded in cash, and the GST in particular is not covered by the loan.
