A six-storey building at 45 Middle Road, between Beach Road and Bugis, has gone up for sale by expression of interest at a guide price of $80 million. Marketing agent Huttons Asia, through Yeo Khee Liang and Lee Sze Teck, has set the exercise to close at 3pm on 7 December 2026. The 999-year leasehold building, known as Foo Ann Building, sits on a 5,554 sq ft site with about 25,493 sq ft of gross floor area, working out to roughly $3,138 per square foot on GFA at the guide price.

For a buyer weighing a purchase near Bugis, the sale is a useful marker of what whole-building stock in the Beach Road-Bugis precinct can command. Levels one to five house Academies Australasia College, while Huttons has flagged redevelopment potential into office, hospitality or co-living use. Because the asset is classified as commercial, the purchase carries no additional buyer's stamp duty and no restriction on foreign ownership, a distinction that matters to anyone comparing a whole-building deal against buying a strata floor one unit at a time.

What a Middle Road Deal Tells an ARC 380 Buyer

The site is a short walk from the National Library and Raffles Hotel, and within walking distance of Bugis, Bras Basah and City Hall MRT stations, a cluster that keeps footfall and connectivity strong for whatever use eventually fills the building. A buyer assessing this EOI alongside other commercial options will naturally weigh the $3,138 psf (GFA) guide price against what a strata unit purchase instead offers: a smaller outlay, a fixed floor plate, and no exposure to a redevelopment timeline or construction risk.

That trade-off is exactly the one a buyer faces at ARC 380 at 380 Jalan Besar, where individual freehold strata office units are sold one at a time rather than as a single building. ARC 380's office units run from about 700 sq ft up to a full floor of roughly 9,500 sq ft, spread across Levels 5 to 16, with twelve strata units on a typical office floor. Buying a single unit on a freehold basis means a buyer skips the EOI bidding process altogether and closes on a known floor plate at a known cost.

A Smaller, Freehold Step Into Commercial Ownership at ARC 380

ARC 380 sits about five minutes on foot from Bendemeer MRT station in District 12, and was developed by Tong Eng Group, also known as Tong Eng Brothers. Completed with TOP obtained in 2018, the sixteen-storey building combines strata offices with ground-floor retail and F&B, a Sky Terrace on the fourth storey, and a Roof Terrace with a 25-metre pool on the seventeenth storey, amenities a whole-building purchase like the Middle Road asset does not come with at all. Full floor plate details and availability at ARC 380 are set out on the project details page, and the Sales Concierge can walk a buyer through the unit that best fits a given budget; enquiries can be made through the contact page.
