A filing out of Kuala Lumpur this week put a Shenton Way office building back in the news. Reports from The Star and EdgeProp Malaysia, based on IOI Properties Group's announcement to Bursa Malaysia, describe a proposal rather than a done deal. Here are the questions office buyers on the city fringe tend to raise.
IOI Properties Group, through a subsidiary, proposes to acquire Shenton 101 Pte Ltd, the company that owns Shenton House, from its own group chief executive, Datuk Lee Yeow Seng. Because the seller is a related party, the transaction is disclosed in detail. The stated price is S$1, together with settling about S$217.06 million of shareholder advances owed to the seller.
Shenton House is a 25-storey strata-titled commercial building in the central business district, completed in the 1970s. The company's plan is to replace it with a 35-storey mixed-use building holding offices, a 165-room hotel and retail, with about 393,185 sq ft of net lettable area. Construction is targeted from the first half of 2027 to the fourth quarter of 2031.
A fair amount. The deal is proposed and subject to approvals. The Urban Redevelopment Authority gave provisional permission in June 2026, but written permission is still pending. Until those pieces settle, the redevelopment timetable is an intention, and nothing in the filing should be read as a promise about what will be built or when.
Mostly as context. A redevelopment in the core shows that owners are still thinking about how older commercial stock gets renewed, which is a useful backdrop for anyone comparing locations. It is not evidence about any other building, and it says nothing about how demand will behave elsewhere.
ARC 380 is a different proposition. It is a freehold, 16-storey mixed-use strata development by Tong Eng Group, at the Jalan Besar and Lavender Street junction in District 12. Offices run from about 700 to about 9,500 sq ft, with retail and F&B on level one, and Bendemeer MRT is a five-minute walk.
